Usage area of commercial warehouse
Updated: July 2024, 3
When registering a building that has already been constructed for warehousing, the first thing that must be cleared is the zoning issue stipulated by the City Planning Act.
When establishing city plans, local governments define ``urbanization areas'' and ``urbanization control areas'', and within ``urbanization areas'', ``use zones'' are further determined.
Zoning refers to the purpose of preventing buildings for various purposes from being constructed in a disorderly manner and implementing rational location and usage regulations for each area.
The City Planning Act stipulates that type 12 low-rise residential areas, type XNUMX low-rise residential areas, type XNUMX medium- and high-rise residential areas, type XNUMX medium- and high-rise residential areas, type XNUMX residential areas, type XNUMX residential areas, and Twelve types of use zones have been established: residential areas, neighborhood commercial areas, commercial areas, semi-industrial areas, industrial areas, and industrial-only areas.

| Neighborhood commercial area | An area established to improve the convenience of commercial and other businesses whose main content is supplying daily necessities to residents of nearby residential areas. In addition to most commercial facilities and offices, housing, stores, hotels, pachinko parlors, karaoke boxes, etc., as well as movie theaters, garages, warehouses, and small factories can also be built. Because there are no regulations on total floor space, in some cases medium-sized or larger buildings are built. | ○ |
| Commercial area | An area established primarily to improve the convenience of commerce and other operations. In addition to most commercial facilities/offices, residences/stores, hotels, pachinko parlors, karaoke boxes, etc., movie theaters, garages/warehouses, and small factories, we have also built facilities for entertainment business in a broad sense and special business related to sex entertainment. It will be done. There are no regulations on total floor area and floor area ratio limits are quite high, so high-rise buildings can be built here. | ○ |
| Quasi-industrial zone | Areas designated primarily to promote industrial convenience that is not likely to cause environmental deterioration You can also build houses and shops. However, fireworks factories and petroleum complexes, which are highly dangerous and pose a risk of environmental deterioration, cannot be constructed. | ○ |
| Industrial area | Areas established primarily to improve industrial convenience Any factory can build it. Houses and stores can be built. Schools, hospitals, hotels, etc. cannot be built. | ○ |
| Industrial area | Areas established to improve industrial convenience Any factory can build it. Housing, retail stores, restaurants, schools, hospitals, hotels, etc. cannot be built. Welfare facilities (nursing homes, etc.) are also not allowed. It is also the only zone where housing cannot be built. | ○ |
As shown in the table above, commercial warehouses can be built in semi-residential areas, neighboring commercial areas, commercial areas, semi-industrial areas, industrial areas, and industrial-only areas. As a general rule, the warehouse must be built as a "commercial warehouse", so warehousing business registration is only possible in these six regions.
Additionally, there are many cases where warehouses are built in ``urbanization control areas'' rather than ``urbanization zones,'' but in this case, the warehouses must have a development permit in the form of a ``commercial warehouse.'' If so, you will not be able to apply for warehousing business registration.
If you are considering warehousing business registration for a warehouse that has already been constructed, please check the building confirmation certificate and check the "zoning" column on this building confirmation certificate.
