In preparation for the review of building confirmation procedures in April 2025, we will review what a No. 4 building is.
What is Building No. 4?
Refers to buildings that fall under Article 6, Paragraph 1, Item 4 of the Building Standards Act.
For example, the following properties apply:
- Wooden construction, 2-story house, floor area of 500mXNUMX or less
- Steel-frame buildings, one-story houses, houses with a floor area of 200 mXNUMX or less, etc.
Until now, if an architect designed and supervised the construction of a property that falls under the above criteria, it was possible to simplify the examination related to structural calculations, etc. when applying for confirmation.No. 4 special case).
In real estate research, when looking up building certification information, it was necessary to check in advance that the city hall in question might be an administrative agency that only handles No. 4 buildings (limited specified administrative agency).
This is because the location of the investigation changes depending on whether the real estate being investigated is a No. 4 building or not.
Future movements
With the revision of the Building Energy Saving Law scheduled to go into effect in April 2025, building standards will be rationalized to promote the use of wooden structures.
Therefore, regarding the subject of Special Provision No. 4,One-story building with total area of 200㎡ or lessbuildings will be reviewed.
